Parking Lot & Exterior Lighting
Commercial exterior lighting repair—from one dark fixture to a damaged pole.
S2 repairs parking-lot pole lights, wall packs, canopy lights, soffit and entry lighting, LED drivers, controls, fixture heads, arms, poles, bases, and related exterior components.
We are set up for commercial exterior work, bucket-truck access, pole and fixture service, and LED retrofits. S2 does not quote whole-building interior lighting packages.
Commercial exterior scope
What exterior lighting does S2 service?
The common thread is commercial exterior access, fixtures, controls, poles, and the physical infrastructure around the light—not general interior electrical work.
Not an interior-lighting contractor: S2 does not quote whole-building interior lamp, fixture, office, warehouse, or tenant lighting packages. Our lane is commercial signs and exterior lighting.
Start with the symptom
Dark, dim, green, cycling, leaning, or physically damaged.
A commercial exterior-lighting problem can originate in the lamp or LED array, ballast or driver, photocell, timer, wiring, fixture housing, arm, pole, base, underground feeder, or panel-side circuit. The visible symptom helps narrow the first visit, but it does not replace testing.
- One fixture completely dark
- Only one head on a pole operating
- Green, orange, purple, or inconsistent color
- Light cycles on and off
- Fixture is dim or uneven
- Water or corrosion inside the housing
- Photocell or timer operates at the wrong time
- Fixture head or arm is loose
- Pole is leaning or base is moving
- Vehicle-impact or storm damage
- J-bolts or base plate are corroded
- Repeated failures across the same circuit
Exterior-lighting diagnosis
The fixture is only one part of the system.
S2 evaluates what is mounted above the parking lot and what controls it below. A new LED head will not solve a failed photocell, water-filled wiring compartment, loose base, damaged feeder, or panel-side problem.
Repair, retrofit, or replace
The best option depends on the fixture, pole, controls, and the rest of the property.
Exterior lighting is often repaired one fixture at a time, but repeated failures, mismatched color, obsolete lamps, corroded housings, and poor service access can make a coordinated LED upgrade the better long-term path.
Focused repair
Driver, photocell, timer, wiring, connector, arm, fixture head, or localized pole and base work.
LED fixture upgrade
Replace obsolete or unreliable HID and early-generation systems with appropriate commercial LED heads.
Group retrofit
Coordinate output, color, controls, and maintenance across several poles, wall packs, or canopy fixtures.
Complete replacement
New fixture, arm, pole, base, footing, and electrician coordination when the existing system is no longer useful.
S2 does not sell “maximum brightness” as the answer to every property. Mounting height, beam distribution, glare, dark areas, color temperature, neighboring properties, existing controls, and the intended use of the space all affect the recommendation.
Pole + footing work
Vehicle impact, loose footings, corroded J-bolts, and leaning poles.
A damaged parking-lot pole is a structural and electrical project. The visible lean may come from the pole, base plate, anchor hardware, concrete, footing movement, corrosion, or impact below the finish grade.
S2 can repair or replace the pole, fixture head, arms, base hardware, J-bolts, footing, and physical installation. When the work reaches underground feeder conductors or final electrical termination, S2 coordinates that portion with a licensed electrician.
- Vehicle-strike damage
- Loose or moving footing
- Corroded J-bolts and anchors
- Damaged base plate
- Bent or cracked pole
- Loose fixture arms or tenons
- Complete pole replacement
- New footing when reuse is not appropriate
Exterior fixture types
Parking lots are only part of the work.
S2 also services commercial wall packs, gas-station and drive-through canopy fixtures, soffit and entry lighting, covered walkways, exterior recessed fixtures, and similar building-mounted systems.
These fixtures share many of the same failure points as pole lights—drivers, ballasts, lamps, LED arrays, photocells, timers, moisture, wiring, housings, and mounting—but access and surrounding architecture change the work plan.
Electrical division of work
S2 handles the lighting system and physical infrastructure.
S2 handles fixture replacement, LED retrofits, LED drivers, photocells, timers, controls, mounting arms, pole work, access equipment, lighting-side wiring, physical repairs, and testing.
When the project requires underground feeder work, panel service, a new breaker, branch-circuit installation, or final building-power termination, that work is coordinated with a licensed electrician. S2 does not service electrical panels.
What S2 needs to start
- Property address and property-management contact
- Daytime photo of the pole or fixture
- Nighttime photo showing the outage or color problem
- Approximate pole height, if known
- Number of affected fixtures
- Vehicle impact, leaning, corrosion, or base movement
- Access, traffic, gates, landscaping, or business-hour restrictions
- Known timer, photocell, panel, or circuit history
How exterior-lighting work moves
Site, system, access, repair, and operating test.
The process scales from one failed fixture to a property-wide retrofit or complete pole replacement.
Photos + address
Send the property, affected fixture count, visible damage, and daytime or nighttime photos.
Access review
S2 reviews pole height, traffic, landscaping, canopy clearance, rooflines, gates, and equipment setup.
Diagnosis
Fixture, driver, lamp, ballast, photocell, timer, wiring, pole, base, and circuit symptoms are checked.

Exterior-lighting FAQs
Questions about fixtures, poles, LEDs, controls, and electrical scope.
What commercial exterior lighting does S2 repair?
S2 services parking-lot pole lights, building-mounted wall packs, gas-station and drive-through canopy lights, soffit and entry lighting, fixture heads, arms, photocells, timers, drivers, controls, poles, and related exterior components.
Does S2 repair interior lighting?
S2 is focused on signs and commercial exterior lighting. We do not quote whole-building interior lighting packages.
Can you replace a parking-lot light pole that was hit by a vehicle?
Yes. S2 can evaluate and replace damaged poles, fixture heads, arms, base plates, anchor hardware, J-bolts, and footings. Underground feeder work and final electrical termination are coordinated with a licensed electrician when required.
Can you fix a leaning pole or loose footing?
Yes. The pole, base plate, J-bolts, anchor condition, concrete, footing movement, corrosion, welds, fixture load, and wiring all need evaluation before the correction is planned.
Can older parking-lot fixtures be converted to LED?
Often. S2 evaluates mounting height, pole and arm condition, fixture distribution, color temperature, controls, wiring, and the condition of the existing housing before recommending new LED heads or retrofit components.
Why is one parking-lot light green, orange, dim, or cycling?
Older HID lamps and ballasts can color-shift, cycle, lose output, or fail intermittently. LED drivers, photocells, controls, loose connections, moisture, and branch-circuit issues can create similar symptoms. Diagnosis identifies the responsible system.
What electrical work does S2 perform on exterior lighting?
S2 handles fixtures, LED drivers, photocells, timers, controls, arms, poles, access equipment, lighting-side wiring, and physical repairs. Underground feeders, panel service, new breakers, and final building-power terminations are coordinated with a licensed electrician.
How much does parking-lot lighting repair cost?
Cost depends on fixture and pole type, height, access equipment, failure diagnosis, parts, controls, wiring, pole or footing condition, traffic management, electrician scope, site restrictions, and whether one fixture or an entire group is involved.
How quickly can S2 repair an exterior light?
S2 responds to inquiries within one business day. Scheduling depends on location, access, safe equipment setup, parts, weather, property restrictions, and whether electrician, excavation, or concrete work is needed.
