Built for brokerage operations
A sign program for the people who actually manage the listings.
S2 combines portal ordering, organized inventory, recurring field service, completion photos, and account familiarity into one commercial real estate sign program.
The goal is simple: brokerage staff should be able to place an order, know the correct inventory is available, receive reliable qualifying field service, and confirm the completed work without chasing the vendor.
The five-component program
The value comes from the pieces working together.
Any sign vendor can install a panel once. A program has to remain understandable after hundreds of addresses, changing staff, multiple brokers, recurring removals, stored inventory, and years of account history.
The working rhythm
Order, pull, schedule, complete, document.
The workflow is deliberately less dramatic than most vendor relationships. It should become a dependable part of the brokerage’s operating routine.
Place the order
Staff submit the property address, requested service, inventory components, access notes, and any special instructions through the portal.
Verify the components
S2 confirms the correct panel, rider, frame, hardware, and customer-specific pieces are available and appropriate for the site.
Schedule field service
Qualifying standard work is placed into the recurring Colorado field-service schedule; unusual sites or custom work receive a project-specific plan.
Complete and photograph
The crew performs the work, records the result, and returns inventory or removed components to the correct account workflow.
Stored inventory
The sign should not disappear into a warehouse mystery.
Program customers can store standard brokerage sign inventory at the Loveland facility without a separate storage charge. The inventory system identifies the account, SKU, quantity, and bin location so the team can find the correct component without treating every order like a scavenger hunt.
Storage may include panels, riders, frames, replacement faces, specialty property components, and other recurring account-specific items. When a brokerage updates its brand or adopts a new panel size, S2 can help organize the transition rather than mixing old and new standards indefinitely.
- Customer-specific SKU organization
- Known bin locations
- Panel, rider, frame, and component quantities
- Physical pull before dispatch
- Inventory return after removals where applicable
- Reorder conversation when levels become low
What the service standard means
Five business days—qualified honestly.
The commitment is valuable because it is specific. It is not stretched into a promise covering every fabricated sign, permit, engineering review, weather event, or inaccessible property.
| Usually fits the standard workflow | Usually requires a separate project schedule |
|---|---|
| Routine installation of approved brokerage panels and riders | Custom fabrication that does not already exist in inventory |
| Standard maintenance, panel changes, rider changes, and removals | Electric signs, new power, engineering, or municipal sign permits |
| Accessible sites with complete address and installation information | Unusual access, large construction signs, remote sites, blocked locations, or incomplete instructions |
| Regular Colorado field-service scope and established account standards | Weather delays, property restrictions, landlord holds, and other third-party dependencies |
Completion documentation
A finished photo closes the loop.
Brokerage staff should not have to drive to every listing—or ask the broker to verify the vendor’s work. S2 documents field-service completion so the people managing the listing have something concrete to share with the owner and team.
What program customers order
Recurring field service is the backbone, not the limit.
Program questions
Specific operations deserve specific answers.
Who is the CRE sign program for?
The program is designed for commercial real estate brokerages, brokerage administrators, marketing coordinators, property teams, and others who place recurring install, maintenance, removal, inventory, and office-delivery orders.
How long has the portal been available?
S2 brokerage customers have been ordering through a dedicated portal since March 2018. Existing customers use the Client Login path to reach their account and property-specific ordering tools.
What does the five-business-day standard cover?
It applies to qualifying standard CRE field-service orders such as routine installs, maintenance, and removals within the regular Colorado service scope. Weather, site access, missing information, third-party delays, non-standard fabrication, permits, engineering, and electric-sign work can require a different schedule.
How reliable is that field-service window?
Historical performance is roughly 95% on time for qualifying orders. Weather, access, and third-party conditions can occasionally push a job into the following week, which is why the public claim remains qualified rather than absolute.
Is inventory storage really included?
Program customers can store standard brokerage panels, riders, frames, and related components at the Loveland facility without a separate storage charge. Inventory is organized with SKUs and bin locations so the team can pull the correct components for an order.
What completion documentation is provided?
S2 photographs completed field-service work. Those photos help brokerage staff confirm the install, maintenance, or removal to brokers, owners, and listing teams without driving to the property.
Can S2 create new panel templates and sizes?
Yes. Design support is available when a brokerage needs a new template, landlord-approval concept, panel size, rider, property-specific variation, or updated brand standard. This is program-specific design support, not a blanket promise of unlimited free design for all public customers.
Does the program cover all sign projects?
The portal and standard field-service workflow are built around recurring CRE signage. Custom electric signs, permit-dependent fabrication, engineered structures, large construction signs, and unusual sites are scoped separately while still benefiting from the same S2 production and installation capability.
How does a brokerage start a program account?
Contact S2 with the brokerage name, primary office, expected service area, typical sign types, current inventory situation, and the staff members who would place orders. S2 reviews fit and sets up the account through a direct conversation rather than anonymous self-service signup.
Where do existing clients log in?
Use the Client Login link in the main navigation or visit s2signs.com/client-login/. The standard WordPress login hands authenticated customers to the existing portal redirect system.
