Four stages take the project from “I need a sign” to installed.

Behind those stages are measurements, code research, landlord criteria, engineering, purchasing, fabrication, testing, scheduling, and inspections. You do not have to manage those pieces alone.

Start with the address

Send the site, logo, target opening date, rough budget, and any landlord documents. S2 reviews the building and likely sign-code path.

Choose a realistic direction

We compare visibility, wall area, illumination, materials, approvals, electrical access, and cost before narrowing the recommendation.

Approve, permit, and build

The scope and deposit establish the project. Detailed design, landlord approval, municipal permitting, engineering, and fabrication follow as required.

Install and support

S2 coordinates access and installation, documents the finished work, completes inspections where required, and remains available for service later.

The approvals people underestimate

The sign may need permission from more than one place.

The fastest path is not to skip those approvals. It is to identify them early enough that design, construction, and opening dates can be planned around reality.

Landlord or property criteriaMany centers control sign type, letter height, color, raceway use, mounting, illumination, and the documents required for approval.
Municipal sign permitMost exterior signs require review for size, placement, sign area, illumination, setbacks, and structural or electrical information.

Budget and timeline

A clear answer is more useful than an optimistic guess.

Sign cost is driven by size, quantity, materials, illumination, wall construction, access, engineering, permit fees, electrical preparation, finish, installation equipment, and site conditions. Timeline is affected by many of the same variables plus landlord review and city processing.

S2 will not promise an instant quote or a universal turnaround without understanding the project. We will give you a real schedule and explain which dates are under our control and which depend on approvals or third parties.

If the vision and budget do not match yet, we can compare ways to reduce scale, simplify construction, remove illumination, phase supporting signs, or use temporary communication while the permanent project moves through approval.

First-time buyer questions

There is no test you have to pass before calling a sign company.

I have never purchased a sign. What should I do first?

Send the business address, a photo of the storefront or property, your logo, the date you hope to open, and a rough budget range. That is enough for S2 to begin reviewing the site and explaining the realistic options.

Do I need landlord approval before contacting S2?

No. Contacting S2 early is helpful. If the property has sign criteria or a master sign program, send them when available. We can help identify what must be approved before detailed design and fabrication move forward.

Can S2 tell me what type of sign I need?

Yes. We compare the building, viewing distance, wall area, power availability, budget, brand, permit limits, and landlord requirements before recommending channel letters, a cabinet, dimensional letters, a panel, window graphics, a monument panel, or a coordinated group of signs.

How much should I budget?

There is no honest universal price because a small door graphic and a permitted illuminated building sign are fundamentally different projects. Size, materials, lighting, engineering, permits, access, wall construction, electrical work, and installation conditions all affect cost. S2 will explain the factors before asking you to commit.

How long does a business sign project take?

Non-permit interior graphics and panels are often faster than exterior work. Exterior signs may require landlord approval, municipal review, engineering, electrical preparation, fabrication, and installation scheduling. S2 gives a project-specific schedule after the site and scope are understood.

Does S2 provide design concepts?

Early visual direction is part of the sales conversation. Detailed design and revision work begins after the project scope and deposit are established because that work is part of the actual project—not an unlimited free-proof program.

Does S2 pull the sign permit?

Yes. S2 prepares and submits sign-permit applications where required and coordinates stamped structural or footing drawings through an engineering firm when the project needs them.

Who handles electrical power for an illuminated sign?

S2 builds and installs the sign, handles sign-side and low-voltage wiring, and can coordinate a licensed electrician. The electrician handles new branch-circuit wiring, breakers, panel work, and final building-power termination.

What signs might a new business need besides the main building sign?

Common supporting pieces include monument or pylon tenant panels, window and door graphics, suite identification, interior lobby signs, directional signs, ADA signs, temporary opening banners, hours, and parking information.

What happens after installation?

S2 can service the signs it builds, repair existing signs, replace faces or tenant panels, update graphics, and diagnose lighting failures. Planning service access during the original project makes future work easier.
