Different buildings need different kinds of illumination.

An electric sign is not one product. The right format depends on how far away the viewer is, where the sign can mount, how the logo is shaped, what the landlord permits, how the site receives power, and what the sign needs to accomplish after dark.

Tenant face changes, cabinet re-faces, photocells, power supplies, and sign repair often overlap these categories. Start with the address and a photo; we can help identify what you already have and what the practical next step is.

Which electric sign fits your building?

You do not need to diagnose the sign type before calling. The building, viewing conditions, landlord criteria, local sign code, logo, and budget usually narrow the choices quickly.

What is actually being built

An electric sign is structure, light, graphics, wiring, and access—all at once.

The visible face is only the final layer. Behind it, the sign needs a weather-resistant enclosure or letter body, an illumination layout that avoids dark spots, power supplies sized for the load, drainage and ventilation where the construction requires them, attachment points designed for the wall or footing, and a way to service components later.

That is why two signs that look similar in a rendering can behave very differently after installation. Material thickness, seams, face retention, LED spacing, wire routing, power-supply placement, paint preparation, mounting hardware, and access panels determine whether the sign remains straightforward to own.

The project path

What does an electric-sign project actually involve?

Simple signs compress these steps. Large monuments, pylons, and engineered installations expand them. The sequence stays recognizable, and showing it up front helps keep the customer, landlord, city, engineer, electrician, shop, and installation crew aligned.

Address + goals

We start with the site, building photos, logo files, visibility problem, budget range, and desired timing.

Desktop review

We examine the property, likely sign area, landlord context, code limits, access, and existing electrical conditions.

Field survey

Measurements, wall or footing conditions, sight lines, power location, equipment access, and mounting details are verified on site.

Concept + scope

The sign type, size, lighting method, materials, mounting strategy, permit path, and project price take shape together.

Approval + deposit

After scope alignment and deposit, the design is developed for customer and landlord approval.

Permit + engineering

S2 submits the permit package and coordinates stamped structural or footing drawings when the jurisdiction requires them.

Fabrication + testing

The sign is built, wired on the sign side, labeled as applicable, illuminated, inspected, and prepared for the site.

Install + closeout

S2 installs the sign, coordinates building power when needed, supports final inspection, and remains available for service.

Clear lines of responsibility

Permits, engineering, UL labeling, and building power are related—but they are not the same job.

Electric-sign projects move more smoothly when each responsibility is identified early. S2 coordinates the sign package and keeps the handoffs visible.

Sign permits

S2 prepares and submits required sign-permit applications, works through plan-review questions, and coordinates landlord criteria alongside the municipal approval.

Structural engineering

When a footing, freestanding structure, unusual attachment, or jurisdiction requires stamped calculations and drawings, S2 works with an engineering firm to produce them.

UL sign construction

S2 is authorized to apply UL labels to qualifying signs, uses UL-listed components, and follows the applicable construction and labeling processes.

Sign-side wiring

S2 installs the internal LED system, low-voltage wiring, power supplies, disconnect provisions, and other components that belong to the sign assembly.

Building-side electrical

A licensed electrician pulls the branch circuit, installs the breaker, and makes the final termination to building power. S2 can coordinate a regular electrical partner.

Inspection + service

Where a final inspection is required, the project is supported through closeout. If a component fails later, the sign should be accessible enough to diagnose and repair.

What determines the price of an electric sign?

Electric signs are priced around the real design, structure, lighting, approvals, and site—not a generic square-foot number. A compact wall cabinet with existing power is a very different project from an engineered pylon with new footings and a long electrical run.

What affects timing?

The fastest part of many electric-sign projects is the physical fabrication. The calendar is often shaped by information and approvals: landlord criteria, customer decisions, permit review, engineering, power readiness, material availability, and site access.

S2 gives a project-specific schedule after those dependencies are visible. We do not apply the five-business-day CRE field-service promise to custom electric fabrication or permit-dependent work.

A useful first inquiry includes the project address, logo, building photos, landlord sign criteria if available, desired opening date, and a realistic budget range. That is enough to begin the right conversation.

S2 Sign Company is based at 459 Denver Avenue in Loveland. Northern Colorado is the center of our day-to-day work, including Loveland, Fort Collins, Windsor, Johnstown, Greeley, Longmont, and surrounding communities.

Existing sign, practical next step

Not every dark sign needs to be replaced.

A failed power supply, damaged face, aging fluorescent system, worn wiring, bad photocell, or group of failed LED modules can make a serviceable sign look finished. S2 diagnoses the actual failure before recommending repair, retrofit, re-face, or replacement.

What counts as an electric sign?

An electric sign is a sign with an integrated lighting system or other powered component. Channel letters, internally illuminated cabinets, push-thru signs, illuminated monument signs, pole or pylon signs, and many LED retrofits all fall into this category.

Does S2 handle the sign permit?

Yes. S2 prepares and submits sign-permit applications where required, coordinates landlord criteria, and works with an engineering firm when stamped structural or footing drawings are needed.

Are S2 electric signs UL listed?

S2 is authorized to apply UL labels to qualifying electric signs. We use UL-listed components and build in accordance with the applicable UL electrical-sign construction and labeling processes.

Who connects the sign to building power?

S2 completes the sign-side electrical work, including internal and low-voltage wiring. A licensed electrician handles the branch circuit, breaker, and final connection to building power. S2 can coordinate an electrician we regularly work with when the project needs one.

Which electric sign type is best for a storefront?

Channel letters are often the strongest storefront choice because each letter is individually fabricated and highly readable. A cabinet, push-thru sign, or illuminated panel may be better when the logo, wall, landlord criteria, or available sign band calls for a single assembled sign.

Can an existing fluorescent sign be converted to LED?

Often, yes. If the cabinet, faces, or channel-letter bodies remain serviceable, S2 can remove aging fluorescent or outdated lighting and install a properly laid-out LED system rather than replacing the entire sign.

How long does an electric-sign project take?

The schedule depends on design approval, landlord review, municipal permitting, engineering, material availability, fabrication, electrical readiness, installation access, and inspection requirements. S2 provides a project-specific schedule after the address and approval path are understood.

Do you repair electric signs that S2 did not build?

Yes. S2 diagnoses and repairs many signs built by other manufacturers, including dark letters, failed power supplies, damaged faces, cabinet lighting failures, photocell issues, and aging fluorescent systems.
