Start with the job, not the product name
You do not need to diagnose the sign type before calling. The building, viewing conditions, landlord criteria, local sign code, logo, and budget usually narrow the choices quickly.
What is actually being built
The visible face is only the final layer. Behind it, the sign needs a weather-resistant enclosure or letter body, an illumination layout that avoids dark spots, power supplies sized for the load, drainage and ventilation where the construction requires them, attachment points designed for the wall or footing, and a way to service components later.
That is why two signs that look similar in a rendering can behave very differently after installation. Material thickness, seams, face retention, LED spacing, wire routing, power-supply placement, paint preparation, mounting hardware, and access panels determine whether the sign remains straightforward to own.
The project path
Simple signs compress these steps. Large monuments, pylons, and engineered installations expand them. The sequence stays recognizable, and showing it up front helps keep the customer, landlord, city, engineer, electrician, shop, and installation crew aligned.
We start with the site, building photos, logo files, visibility problem, budget range, and desired timing.
We examine the property, likely sign area, landlord context, code limits, access, and existing electrical conditions.
Measurements, wall or footing conditions, sight lines, power location, equipment access, and mounting details are verified on site.
The sign type, size, lighting method, materials, mounting strategy, permit path, and project price take shape together.
After scope alignment and deposit, the design is developed for customer and landlord approval.
S2 submits the permit package and coordinates stamped structural or footing drawings when the jurisdiction requires them.
The sign is built, wired on the sign side, labeled as applicable, illuminated, inspected, and prepared for the site.
S2 installs the sign, coordinates building power when needed, supports final inspection, and remains available for service.
Clear lines of responsibility
Electric-sign projects move more smoothly when each responsibility is identified early. S2 coordinates the sign package and keeps the handoffs visible.
S2 prepares and submits required sign-permit applications, works through plan-review questions, and coordinates landlord criteria alongside the municipal approval.
When a footing, freestanding structure, unusual attachment, or jurisdiction requires stamped calculations and drawings, S2 works with an engineering firm to produce them.
S2 is authorized to apply UL labels to qualifying signs, uses UL-listed components, and follows the applicable construction and labeling processes.
S2 installs the internal LED system, low-voltage wiring, power supplies, disconnect provisions, and other components that belong to the sign assembly.
A licensed electrician pulls the branch circuit, installs the breaker, and makes the final termination to building power. S2 can coordinate a regular electrical partner.
Where a final inspection is required, the project is supported through closeout. If a component fails later, the sign should be accessible enough to diagnose and repair.
No fake instant price
Electric signs are priced around the real design, structure, lighting, approvals, and site—not a generic square-foot number. A compact wall cabinet with existing power is a very different project from an engineered pylon with new footings and a long electrical run.
Schedule reality
The fastest part of many electric-sign projects is the physical fabrication. The calendar is often shaped by information and approvals: landlord criteria, customer decisions, permit review, engineering, power readiness, material availability, and site access.
S2 gives a project-specific schedule after those dependencies are visible. We do not apply the five-business-day CRE field-service promise to custom electric fabrication or permit-dependent work.

Built locally, planned for the actual site
S2 Sign Company is based at 459 Denver Avenue in Loveland. Northern Colorado is the center of our day-to-day work, including Loveland, Fort Collins, Windsor, Johnstown, Greeley, Longmont, and surrounding communities.
We also design, permit, fabricate, and install qualifying electric-sign projects throughout the Denver metro area and Colorado Springs.
